Civil Design Group, with its extensive experience and expertise in the design of building projects, provides engineering services of all specialties to both individuals and companies.  We deal all our projects with a scientific approach, exceptional knowledge of current legislation, responsibility and consistency in delivery times.

1. ISSUING OF BUILDING PERMITS

 

1.1  ISSUING BUILDING PERMITS

Requirements for the issuing of a building permit:

  1. an architectural study, which will include a study regarding the passive fire prevention requirements and a study regarding accessibility requirements for individuals with disabilities
  2. a study regarding the structural requirements of the building
  3. a study regarding the electrical and mechanical installations for the building
  4. a study regarding the energy efficiency of the building
  5. a study regarding the plumbing and sewage installation of the building
  6. a study regarding the active fire prevention for the building
  7. a study regarding the natural gas specifications for the building
  8. notarized statement of planned parking spaces for the building

 

1.2 SMALL SCALE BUILDING PERMITS

Small scale building permits regarding legal buildings references the following activities:

  1. external painting or replacement of rails or coating; repairing facades that require scaffolding
  2. construction of  pergolas
  3. interior construction, that doesn’t affect the structures of the building
  4. placement of external insulation or passive solar systems on the exterior of existing buildings which do not affect the façade
  5. placement of an uncovered water tank or a pool, the area of which can be up to 50 sq.m
  6. roof maintenance, repairing or replacement
  7. construction of ovens and fireplaces
  8. construction of elevators for individuals with disabilities
  9. construction of a simple surrounding stone wall of up to one (1.00)m high or fencing with a lightweight material

 

1.3  WRITTEN NOTIFICATION FOR THE EXECUTION OF BUILDING ACTIVITIES

Activities regarding:

  1. small-scale internal repairs that do not alter the supporting structure of the building or its façades.
  2. external painting or replacement of rails; replacement of coating; or repairing façades that do not require scaffolding
  3. change or repairing of flooring, wall coverings and ceilings
  4. maintenance, repair or partial replacement of installations and building pipelines
  5. replacement of internal or external window frames (in the same dimensions).
  6. maintenance and/or repair  of roofs without using scaffolding
  7. minor ground alterations +/- 0.80m from the natural ground
  8. air conditioners and wall-mounted gas boiler installations
  9. solar water heater Installation.

 

1.4  PERMIT REGARDING THE CHANGE OF USE

It is  required if there is  change  for the worse and only in so far as  the difference  is of concern:

  1. the elements of the diagram layout;
  2. the load of the structural design; and,
  3. the alteration of the mechanical installation

 

2. ESTABLISHMENT AND OPERATIONAL PERMITS FOR:

  1. Healthy Spaces
  2. Areas of public gatherings
  3. Medical Clinics
  4. Various Industries

3. LEGISLATION OF ARBITRARY BUILDINGS – LEGISLATION CERTIFICATES

State regulations (4178/13) enable individuals to legalize his or her  buildings.  These regulations have been implemented since July 27, 2011. The legalization or infringements of these spaces, is a condition in which to transfer property, while at the same time, offering a smooth transition within the new Law regarding the Identity of the buildings.

Furthermore, if the infringements are major it may lead to:

  1. The forbidding of  transferring or donating  property, or from the establishment and the modification of the property.
  2. The prohibition from issuing a founding and operating license for commercial use, the end result of which could be the total devaluation  of the property.

All the above lead to the lowering of the financial value of the property.

The way in which we eliminate these problems varies according to the situation. Usually, the solutions adopted are either the full legalization of the property, or else the  legalization of its  arbitrary parts. When it is possible to completely legalize the property, customers are informed about the process of the corresponding authorization at the urban planning office.

In either case, the certificate is issued by an engineer.

4. ISSUING ENERGY PERFORMANCE CERTIFICATES (EPCS)

 

An Energy Inspector evaluates the energy performance of the building. With EPC each building is classified in an energy class. In order to carry out the purchase of a property, each notary is required to mention in the contract the EPC protocol number and attach to it an official copy of the EPC. The issuance of the certificate is now required in each property rental and purchase transaction.

 

5. ENGINEER CONSULTING SERVICES

6. SUPERVISION OF CONSTRUCTION

 

We provide great technical supervision of projects in cases where the presence of engineering is essential for the proper implementation of the planning.

7. AERIAL PHOTO INTERPRETATION

 

Instances wherein proof of the age of an existing space is required.
